Especerías 7 · Full Renovation of Four Apartments in Central Málaga

The Especerías 7 renovation, in the heart of Málaga, combines the conversion of an existing home into four apartments with the reinforcement of its lower and upper timber floor structures. Arión delivered the project coordinating structure, internal layout, building services and finishes with the client and the project supervisors.

Reinforcing the timber floor structures

The existing floors required work to both the floor and the ceiling of the apartments. Lifting the boarding allowed the condition of the joists and their bearings to be assessed: damaged areas were identified, metal reinforcements fitted, elements repaired with resin, and the boarding reinstated before the infill and levelling layers were laid. This work later disappears behind the finishes, but everything else rests on it.

Drainage integrated into the existing structure

The drainage runs were laid between the timber joists to avoid the steps originally planned in the hallway. Pipes were fitted with acoustic sleeving and their connections to the building’s stacks were checked, coordinating services, structure and floor levels.

Four apartments and making use of the ceiling height

The new layout combines bedrooms, kitchens, bathrooms and storage. Raised beds incorporate supporting structures and access points coordinated with the bathroom ceilings and internal circulation, taking advantage of the generous ceiling heights typical of the city centre.

Building services and execution details

Site visits were used to define the position of thermostats, air conditioning grilles, electrical fittings, fans and bathroom equipment, and to document plumbing pressure tests, envelope insulation and waterproofing of showers and recesses prior to tiling.

The result

The finished apartments show continuous flooring, integrated joinery and the relationship between bedrooms, kitchens and raised beds. Manuel, the client for this project, shared his feedback on Google.
