Site management in Málaga
Directing the execution of the works is the core role of an architectural technologist (known in Spain as an aparejador or arquitecto técnico): making sure that what is built matches the design, complies with regulations and reaches the agreed quality. At Arión we take on this role in new builds, refurbishments and renovations, both on projects we build ourselves and for developers and architecture practices.
During the works we:
- Check the quality of materials and of each stage before it is covered up.
- Verify measurements and valuations, so that what is paid matches what has been built.
- Coordinate the different trades and resolve technical issues on site.
- Document progress with site visits and reports.
- Sign the final completion certificate and prepare the handover documentation.

Permits and town hall procedures
Almost any building work needs some municipal procedure, and choosing the wrong one delays the start or exposes you to a fine. We prepare the technical documentation and submit it for you:
- Responsible declaration and minor works permit for renovations that do not affect the structure.
- Major works permit when the structure, façade or volume is affected, with its project and technical supervision.
- Changes of use and openings of commercial premises, including converting premises into a home and activity licences.

Certificates and technical reports

Frequently asked questions about architectural technology
What is the difference between an architect and an architectural technologist?
On works that require a building project, the architect drafts it and the architectural technologist directs its execution: quality control, measurements and making sure the works follow the project. On many renovations and procedures, the architectural technologist can draft the documentation and sign the certificates.
When do I need an architectural technologist?
It is compulsory for directing the execution of building works and for many major works permits, as well as for certificates such as the certificate of age, the ITE or the energy certificate. For minor works it is not always required, but it avoids mistakes in the paperwork and on site.
Do you only work on your own projects?
No. We provide architectural technology services to private clients, developers and architecture practices, even when the works are carried out by another company.
