Façade restoration systems

There is no single best system for every building; we choose according to the condition of the façade, the insulation required and the budget:

  • Cement render: the simplest solution, although it needs more maintenance and does not insulate.
  • Single-coat mortar: a wide range of textures and colours, without a significant improvement in insulation.
  • ETICS (External Thermal Insulation Composite System): insulation boards with a protective finish; a very good balance between result and cost.
  • Ventilated façade: one of the most expensive options, with the best long-term results.

Community of owners and permits

The façade is a communal element, so the works need the agreement of the community of owners. They also usually require a works permit and, often, authorisation to place scaffolding on the public highway. We prepare the technical documentation, submit the applications and coordinate the works with the community.

Signs that your façade needs inspecting

  • Cracks or fissures, especially if they grow or appear at corners and around windows.
  • Pieces of render or cornice coming away.
  • Damp patches or salt deposits inside the homes, next to the façade.
  • Rust on balconies, railings or slab edges.
  • Paint that bubbles or peels off in sheets.

In Málaga, the proximity of the sea and the strong sun speed up the deterioration of finishes and reinforcement. If you notice any of these signs, a timely inspection usually avoids a much bigger repair.
