We have been renovating homes in Málaga for more than 15 years, and we always start the same way, whether you need to renovate the whole property or just a few rooms: with a technical visit to understand its real condition before giving you a quote.
What your renovation includes
Layout and partition walls
We open up or redistribute spaces to gain light and usable floor area: joining the kitchen and living room, adding a bedroom or redesigning the hallway, always checking first which walls can be touched.
New installations
We renew plumbing, drainage, electrics and air conditioning. In homes over thirty years old this is often the most urgent work, even if it cannot be seen.

Floors, joinery and finishes
Floors, doors, windows, paintwork and ceilings. We take care of the finishing details, which are what make the difference when the works are complete.
How we work
As a renovation company in Málaga with our own architectural technologist, we follow the same process in every home:
- Technical visit. We check installations, structure and overall condition, and listen to what you need.
- Design and permit. We define layout, specifications and the paperwork the town hall requires.
- Itemised quote. You will know what each item includes before work begins.
- Works under technical supervision. We coordinate every trade and keep you informed of progress.
- Handover. We review every room with you and hand over the documentation for the works.
If you would rather not deal with anything, we can carry it out as a turnkey renovation.
Do you need a permit to renovate your apartment?
It depends on what is involved. Changing finishes, renewing installations or redistributing rooms without affecting the structure is usually handled with a responsible declaration (declaración responsable) or a minor works permit. If load-bearing walls, the façade or communal elements are involved, the procedure is more demanding and may require a project and the approval of the community of owners.
We check this during the visit and handle the paperwork for you.
How long does an apartment renovation take?
We do not give fixed timescales without seeing the property: they depend on the real condition of the installations, the scope of the works, the permit and whether you live in the home during the works. After the technical visit we give you a phased schedule and keep you informed of progress throughout.

Frequently asked questions
Can I live in the property during the renovation?
For partial renovations sometimes, by organising the works in zones. For a full renovation with new installations it is not usually advisable, and living with the works extends the timescale.
Do I need permission from the community of owners?
Only if the works affect the façade, communal downpipes or shared structural elements. If they stay inside the property, it is not normally required.
Do I need an architectural technologist to renovate my home?
It is compulsory for major works or if the structure is affected. For minor works it is not always required, but technical supervision avoids surprises. At Arión every project is supervised by our architectural technologist.
